There are two essential elements to our award-winning rental management service. We have offices in Dingle town and next to London Stansted in the UK. The Dingle Peninsula Team takes optimum care of your homes and the guests stay and owners when they come to visit and new owners who wish to join STAY YNA. The UK Head Office team focuses on bookings, marketing, admin, systems and support to guests, owners and the on the ground teams. The two teams work together seamlessly providing the highest quality service on the Dingle Peninsula.
OUR SERVICE
You will be designated your own experienced House Manager who will organise everything from high standard cleaning, welcome baskets, checking for damage, making the beds with crisp white linen, meet and greeting guests to ensure their stay runs smoothly, closing down the house securely and refuge management. Issues and emergencies are dealt with quickly and you will be notified of any maintenance work required and this will be organised for you to ensure guests and your home are safe! From electricity to heating issues, leaks and replacement items to dealing with your syndic and neighbours. They can also manage refurbishments and updating your home. In Dingle we have exceptionally loyal and experienced professional Managers, some who have been with us for over 8 years. They are passionate and often know the home better than their owners! They take care of everything on the ground and are there for you and guests 24/7. Our staff are taken care of, we see the person who holds the keys to your precious home as a skilled, integral part of the team who is fully trained and legally employed. PERSONAL HOUSE MANAGER
If you rely on just one person to take care of your home you can leave yourself vulnerable. Opting for a company with a well-trained team means your home will never be at risk. At STAY YNA if your Personal Local Manager has an issue and cannot work or chooses to leave, then we have it covered with an Area Operations Manager ready to allocate cover the same day. Head office is available 7 days a week too so you can have peace of mind.

DEPOSITS & DAMAGE
When it comes to health & safety we take no risks. A risk assessment is carried out on every property and it is essential that fire blankets, smoke detectors, carbon monoxide alarms and decals (stickers) for large glass windows and doors that can be considered a hazard are put in place. Also anti-slip mats in showers and baths. These can all be arranged for you.
Nobody likes to think about damage in their home. In our experience it's rare but obviously accidents happen. That's why we take large security deposits via credit card before the guest arrives. At check-in the guest provides I.D. (passport or drivers license) to match their credit card. We have a strict damage and health and safety procedure to ensure the safety of your home and the guests staying in it. Your home will be checked for damage after every guest has departed. Security deposits are only returned after the property is checked. In the event of damage we have a strict policy and the guest is advised and will be charged accordingly. Damaged items are replaced or rectified by your Local Manager.

POTENTIAL INCOME
As each property is unique they have different earning potentials dependent on location, size, amenities and style. It also depends on how much you wish to use your home and if have a winter monthly rental which can be very profitable in low season and a great boost to your income. We charge a nightly price as it is essential we take flexible bookings. Nice has a huge market for short and long term breaks, we analyse rates on a yearly basis to maximise your income. We provide you with a rental assessment and an annual income projection after viewing your home. But, to give you an idea here's an example of a net income to the owner that homes can achieve. We have three beds earning €12,000, €16,000 and even €22,000 for a very high specification luxury home. Four beds tend to start at around €14,000 and can reach up to €30,000 if with views, in the right location and with quality interiors. A five bedroom property on average earn about €20,000 to €35,000.

Concierge fees are NOT charged to you, they are added onto the rental price and charged directly to the guest to cover guest services and the management and safe keeping of your property all year round. Manager fees can vary depending on the guests requirements as they can often require extra linen changes & cleans. Our owners love the simplicity of knowing the rental price and do not want to be concerned with guest services and fees as these are variable and can over-complicate the bottom line. So guest personal needs are dealt with separately. No profit is made from the Concierge fee. It is paid direct to your personal Manager or to services or products provided for guest service. The admin fee charged when the guest is booking cover credit card fees and booking engine fees. Concierge Fees include: Manager's fee - this includes 24/7 emergency call-outs and ongoing care of your home. Cleaning, pressed linen and towels, artisan welcome pack, extra mid-stay cleaning linen & towels requested by the guest. Personal meet and greet to the home. Property close down and refuge management.

OUR STORY
We hope the words in this brochure reflect how passionate the STAY YNA team is about what we do. Now you have more understanding about the operations behind STAY YNA, here's the story ... STAY YNA started in Nice on the French Riviera by Simon and Amanda Walker who gave up careers as TV Producers and Directors and moved there in 2007. Originally called ‘Your Nice Apartment’ our aim has always been simple: to provide high quality unique and stylish holiday homes with a personal and high quality service to guests and a personal, hassle free, fully comprehensive service to owners. The business developed quickly and after 3 years it had over 100 properties. After moving back to the UK in 2011 to be with family a head office was set up in the UK (conveniently next to Stansted airport) to support the French Riviera team. In 2012 Clodagh Edwards developed a franchaise on stunning Dingle Peninsula in Kerry, Ireland. Ibiza soon followed and the Iveragh Peninsula in Kerry, recently launched by Director Catherine Spain with some stunning coastal and unique lakeside properties. Today we have 150 holiday homes and 50 strong team in 4 countries. We are passionate about our owners and their homes and the service we provide and are always looking for new owners with stunning homes to join the STAY YNA family. We have an emphasis on supporting the local community and local business and encouraging guests to spend money in the local restaurants, bars, pubs and shops. We created the STAY YNA App so we can advertise all the local businesses we love at no cost. We support local producers as much as possible when buying our artisan welcome packs and toiletries. Our team is also passionate about the local environment and we encourage recycling and reusing wherever possible in our owners’ homes!
